Coastal Commission Response

On September 5, 2018, the City received a letter from Coastal Commission staff informing the City that additional information is required for the Coastal Commission to deem the City's proposed LCP amendment complete. That letter is found below:

Coastal Commission Completeness Determination

On November 7, 2018, the City received a letter from Coastal Commission staff informing the City that the proposed LCP amendment is complete. That letter is found below:

Coastal Commission Time Extension

On December 14, 2018, the Coastal Commission approved a one year time extension to consider the City's LCP Amendment. The Coastal Commission staff report is found below:

Coastal Commission Certification

On May 9, 2019, the Coastal Commission certified the Draft Coastal LUP with suggested modifications. For more information on the May 9 hearing and the suggested modifications, click here.

City Council Acceptance of CCC's Suggested Modifications

On July 16, 2019, City Council adopted a resolution to accept the CCC's suggested modifications to the updated Coastal LUP. For more information on that hearing, click here.

Coastal Commission Final Certification

On August 9, 2019, the CCC considered the Executive Director's determination that the City Council's actions on the updated Coastal LUP were legally adequate and finalized certification of the updated Coastal LUP. For more information on that hearing, click here.

Filing with the Natural Resources Agency

On August 21, 2019, the Notice of Certification was filed with the Secretary of the California Natural Resources Agency, making the updated Coastal LUP effective.

Next Steps

All projects within the Coastal Zone (i.e., having an overlay zone designation SD-3) that require a coastal development permit must be consistent with the updated Coastal LUP, including projects that are in process and have not received a coastal development permit approval. The updated Coastal LUP does not include changes to the Zoning Ordinance and all projects in the Coastal Zone will continue to be regulated by Title 28 Coastal Zoning Ordinance.
