CITY OFFICES HOLIDAY CLOSURE 2014-2015

The LDT Bulletin is one way we are increasing communication between the City and our customers. These bulletins will also be located in our lobby area at 630 Garden Street.

HOLIDAY CLOSURE OF CITY OFFICES

The Public Works and Community Development Departments located at 630 Garden Street will be closed from Wednesday, December 24, 2014 through Sunday, January 4, 2015. Offices will re-open on Monday, January 5, 2015.  As such, Zoning & Enforcement staff will not be available to prepare Zoning Information Reports during these closure dates, and staff from both departments will not be available to accept or review plans for public works or building permits.

ZONING INFORMATION REPORTS (ZIRs)

The Municipal Code requirement to obtain a ZIR prior to the close of escrow (SBMC Section 28.87.220) will remain in effect during the City’s holiday closure scheduled for December 24, 2014 through January 4, 2015.  In order to accommodate the needs of the real estate community as best as possible, all ZIR requests received by Monday, December 15, 2014 will be completed prior to the holiday closure.  Every reasonable effort will be made to complete ZIRs received during the week of December 15th prior to the holiday closure, however, this cannot be guaranteed due to limited resources during the holiday closure period, and we do not yet know the extent of our ZIR workload for that period.

While ZIR applications will not be accepted in person during the holiday closure, agents may continue to mail them in, and work on those applications will commence on Monday, January 5th.  The fax machine will be unavailable during the holiday closure.  If an escrow opens and closes during the holiday closure, agents are still required to submit an application as soon as possible, either in the mail or in person when the Garden Street offices re-open. All "After-the-Fact" ZIR fees will be waived, if valid escrow instructions are provided that verify the escrow opening and closing dates occurred during the holiday closure.

BUILDING & SAFETY PLAN CHECK AND INSPECTIONS

Building & Safety Division counter staff will not be available to accept or review plans during the holiday closure.  Building permit related inspection services will be available all weekdays during the closure except Thursday, December 25th; Thursday, January 1st; and Friday, January 2nd.  For building permit inspections please use the normal inspection request instructions as outlined in the Inspection Request Handout provided in your building permit packet.

PUBLIC WORKS AND INSPECTIONS

There will not be counter staff available to accept or review plans during the closure.  Public Works Inspection services will be available all week days of the holiday closure with the exception of December 25th and January 1st. To schedule a Public Works Inspection please contact Randy Ward at 564-5396.

FIRE PREVENTION

Fire Prevention Staff will not be available December 25th or January 1st.  Fire Prevention Staff will be available all other days during the holiday closure.  Please contact them at 564-5702. Issues requiring immediate assistance from the Fire Department please contact the Combined Communications Center at 897-2410.
