Changes to the Zoning Modification Application Process

The Planning Division is implementing changes to the Modification application process effective immediately. These changes come as a result of input from stakeholders and compliance with the state’s permit streamlining measures. 

Zoning Modification (Optional) Pre-Application

In order to better serve you and improve the timelines associated with processing Zoning Modification applications, a meeting with designated Planning Staff is strongly encouragedbut no longer required, prior to submitting an application. The pre-application consultation is intended to help identify relevant project issues and determine the correct process for your project. This optional consultation includes a discussion of staff’s supportability of the requested Modification based on required findings in the Municipal Code. All pre-application consultations occur by appointment only. If a pre-application is desired, a pre-application form and fee payment is required at the time the appointment is scheduled. 

Initial Zoning Modification Application Intake at the Planning Counter

Initial Zoning Modification application submittals no longer require an appointment. All initial Zoning Modification submittals will be taken in at the Planning counter as a way to expedite the Zoning Modification submittal process. If applicable, review by the appropriate design review board is required prior to deeming the application complete. Once you have submitted your proposed Zoning Modification application, and it has been accepted for processing, a Case Planner will be assigned to your project. For all resubmittals, contact your assigned Case Planner directly to schedule a resubmittal appointment.
