In concert with its $20 million building renovation, the City of Santa Barbara seeks a successful restaurant operator for the Cabrillo Pavilion, a premier oceanfront community recreation and social event center located at East Beach.

Take advantage of this once-in-a-lifetime property in the most prime location with views of the Santa Barbara Waterfront and the primary location for the city's beach-related activities. In addition, the Cabrillo Pavilion is located between East Beach and the famed Coast Village Road in Montecito, with easy access from Santa Barbara, Montecito, the Funk Zone, the Santa Barbara waterfront, and the hotel district along Cabrillo Boulevard.
The space includes 3,592 square feet of interior space and an outdoor dining area providing a total of approximately 122 seats (50 indoor and 72 outdoor) within the fully-renovated Cabrillo Pavilion.
The property presents a rare opportunity for a restaurant to occupy a completely renovated and rebuilt building with all-new mechanical systems, first class construction, adjacent on-site city parking lot for 247 vehicles (including 90-minute free short term and pay spaces), upper-level conference and event center, outdoor BBQ area, and opportunities for private catering and use of the beach for dining or an awe-inspiring sunset happy hour.
Santa Barbara is a year-round tourist destination renowned for its fabulous weather, beautiful waterfront, and Spanish architecture. Tourism brings more than one billion dollars per year into the local economy.
The City is requesting Statements of Qualifications from interested parties demonstrating their capacity and experience for operating a successful food and beverage establishment.
Interested parties are required to submit a letter of intent with clearly articulated ideas and goals for how the concession will operate, including relevant food and beverage experience and qualifications for each key person that will have primary responsibility for operating the concession, and demonstrate their ability to finance required Tenant Improvements and meet base rent requirements.
The City will review, rank and select the most qualified submittals to advance. Successful restaurant operators will be invited to develop and submit a detailed business plan including but not limited to, a financial forecast, evidence of financial standing, marketing plan, operating plan and design plans.
