Transportation Planning Land Development Team

The Transportation Planning Land Development Team reviews public and private development projects, such as single-family, multi-family, mixed-use and commercial projects.  Development projects are reviewed for consistency and compliance with City ordinances, design guidelines, and planning and policy documents related to parking demand and design, traffic impacts, public improvements, and on and off-site circulation for all modes of transportation.

What are the minimum dimensions for a new garage?

The interior dimensions of a new garage shall be 10'-6" x 20' for a single-car garage and 20' x 20' for a two-car garage.  Garage door width minimums are 8'-6" and 16', but may be required to be wider depending on the maneuvering room provided.

How do I obtain a garage waiver for my project?

Projects that include additions to single-family residences sometimes require the parking to be upgraded. Such projects may be eligible for a "garage waiver" for an undersized garage to remain as is.  If your project has been determined to be eligible for a garage waiver, please submit the following with your building permit submittal, or directly to Transportation staff at the Public Works Counter, prior to your building permit submittal:

  • Dimensioned floor plan of garage, showing interior dimensions, door width, and any obstructions (shelving, washer/dryer, water heater, etc.).
  • Site plan showing back up dimensions.
  • Two photographs: one showing two vehicles parking the garage and the other showing the garage empty and free of obstructions.
  • A fee of $226 will be applied to the building permit for the waiver approval (as of July 1, 2013, and subject to change annually).

 What is the minimum dimension for a parking space?

Parking space dimensions depend on the land use and design.  Please refer to the Parking Design Standards for more information.

What is the parking requirement for my project?

The number of parking spaces required for a project is determined by the Planning & Zoning Division in Community Development.  Please contact the Planning & Zoning Counter at 564-5578 for this information.

How many accessible (ADA) parking spaces are required for my project?

The number of ADA parking spaces and their design, are the purview of the Building & Safety Division in the Community Development Department.
