NOTICE OF INTENT TO ADOPT
DRAFT MITIGATED NEGATIVE DECLARATION – MST2007-00590
A Draft Mitigated Negative Declaration has been prepared for the following project, pursuant to the State of California Public Resources Code and the “Guidelines for Implementation of the California Environmental Quality Act (CEQA) of 1970,” as amended to date.
PROJECT LOCATION: 1820 – 1826 De la Vina Street
PROJECT DESCRIPTION: The applicant proposes the demolition of five residential units, two garages and one storage shed for a total of 8,251 square feet, and the construction of fourteen two-bedroom condominiums, including two affordable units and twelve market rate units. The new condominiums would range in size from 997 square feet for the affordable units to 1,614 square feet for the market rate units. Three lots would be merged for a total site area of approximately 28,564 square feet. The condominiums would be split among three buildings totaling 23,310 net square feet in area. The condominiums would be constructed above a 16,332 square foot partially underground garage containing 32 parking spaces. The overall height of the proposed development would be 36 feet from existing grade as viewed from De la Vina Street. Access to the garages and parking would be via a new driveway along the northern boundary of the property from De la Vina Street. Grading would consist of approximately 6,550 cubic yards of cut on the site and no fill is required. The project includes the removal of four non-native trees consisting of a six inch elm, an eight inch pine, a 16 inch persimmon and a ten inch unidentified non-native tree.
