Neighborhood Boundary

Area: approx. 135 acres
North: Carrillo Street
South: Montecito Street
East: Highway 101
West: Loma Alta Drive and base of the Mesa Hills

Schools, Parks and Places of Interest

Lower West was recently enhanced with a new children's park, named Wentworth Park. The Lower West area contains two historical structures, Fernald House and the Trussell-Winchester Adobe.

Neighborhood Profile

The neighborhood is the City's most densely settled residential area. At present, the area has a mix of modest single-family homes and apartments; most of the latter have been constructed since 1960. The apartment area is crowded and the architecture is undistinguished. The General Plan has this area designated for twelve dwelling units to the acre. The northern portion is zoned R-3 and the southern portion is R-4. Future residential growth will result in part from the development of some existing vacant land into apartments, and from the redevelopment of some single-family residential and duplex areas into multiple-unit use.
